论坛就目前全世界最热门的话题“可持续发展”作为主题展开了讨论。新西兰内政部长Richard Worth以及奥克兰市长John Banks自然不会放弃这样一个在中国企业家面前宣传新西兰以及拉投资的机会,他们对中国与新西兰关系做了高度的评价并极力推荐新西兰的投资环境;他们还 表示会好好利用2010年上海世博会这个平台,大力展示新西兰的特色:绿色环保、现代和国际化。

张利民大使称中国目前有6亿人口居住在城镇,占整个中国人口的45.68%,城镇的可持续发展对中国来说同样具有极其重要的战略性意义。张大使表示中国城镇的建设方兴未艾,中国要走一条具有中国特色的城镇科学发展道路。
王石,作为中国最有传奇色彩和争议性的企业家,自然成为这次论坛中最受关注的焦点。只可惜,似乎没人对他如何看待“可持续发展”感兴趣。
王石1951年出生,现为中国最大住宅发展商万科企业股份有限公司创始人,董事会主席。他的公司年销售额为409.9亿人民币,净利润40亿元人民币。结算销售面积为451万平方米,总资产为1192亿元人民币。

王石的自传《道路与梦想》成为大陆的畅销书。作为登山运动的爱好者,2003年成功登顶珠穆朗玛峰。至今保持着登顶珠峰最年长者的中国记录。先后完成了攀登世界七大洲最高峰和穿越南北极的创举。
纽约时报称他为“58岁的地产巨头和探险家,堪比布兰森爵士”;《时代杂志》把他比喻为“中国的特朗普”。
这位在52岁时还能将珠峰踩在脚下的职业经理人昨天表现的显然不够圆滑,当着新西兰政客以及全场嘉宾和媒体的面,给新西兰泼了一大盆冷水。
某奥克兰女房产开发商提了一个全场都热切期盼的问题–王石是否会在新西兰进行投资。王石的回答简单明了,NO!
四川地震后王石“中国是个灾害频发的国家,赈灾慈善活动是个常态,企业的捐赠活动应该可持续,而不成为负担。”的言论让他成为众矢之的。昨天的论坛上, 有记者就此事向他提问,王石以与大会主题无关为由拒绝回答记者提问,但他谈到了作为一个中国企业家应该承担的责任。虽期间不无无奈的表示,在中国现今体制 下,企业是就算是做善事也会遇到诸多的阻难和困难。他同时也提出,通过改革开放几十年,中国的企业家学会了如何赚钱,但是该如何花钱,如何参加NGO的组 织,还是有很多东西要学。赚钱难,花钱更难。同时王石先生同意中国企业家在社会公益事业上所作不够的说法。

面对新西兰记者的提问,王石表现得很强硬
作为中国最有个性的职业经理人,他给人更多的印象不是坐在办公室指挥公司的运作,而是活跃在户外,攀登一座座高峰。王石此次前来新西兰已经于 上周成功登顶南岛的ALpine山。他还表示将于今年12月再次造访新西兰,目的同样不是为了投资,而是要攀登新西兰最高的库克山。
王石还透露,应新西兰旅游局的邀请,他将担任新西兰旅游“以意见领袖”,在中国宣传新西兰旅游。

3月30日,由本報和佳粹會展聯合主辦、中國城市房地產開發商策略聯盟協辦的「國際生態花園城市與社區發展論壇」在奧克蘭隆重舉辦。新西蘭內政部長、土地 資源部長偉理查博士,中國駐新西蘭大使張利民,奧克蘭市市長班克斯,中國駐奧克蘭總領事廖菊華,中國萬科集團主席王石,中城聯盟輪值主席孟剛等出席論壇。 論壇吸引了各大媒體的高度關注,英文先驅報、新華社駐惠靈頓分社、TVNZ、TV3、Fairfax均派記者現場採訪報道。
近200人的會場濟濟一堂,現場主持人提議與會者「環顧左右」:三分之一的嘉賓是來自中國大陸的地產精英與「花園城市」代表;三分之一是奧克蘭的本地僑領與華裔企業家;還有三分之一則是地地道道的kiwi。
論壇在精彩紛呈的演講中高潮迭起,每個人的關注眼光都聚焦本次論壇的主題:環保、生態與可持續發展。
論壇體現「中新交流與合作」
本次論壇的舉辦正值中新自由貿易協定簽訂一週年之際,中國駐新西蘭大使張利民在致辭中說,「這體現了中新兩國各行各業日益密切的交流與合作」。據 悉,2008年,中新兩國的貿易額「高歌猛進」,達44億美元,同比上升18.9%,張大使祝願論壇「分享智慧、服務發展、造福民生」。
新西 蘭內政部長、土地資源部長偉理查博士激情四溢地說,新西蘭和中國曾創造了「四個第一」的紀錄,而圍繞本次論壇的主題,兩國的攜手空間十分廣闊。他還聯繫到 2010年上海世博會的主題「更好的城市,更好的生活」,而這一切都離不開人們「為實現健康和可持續發展的新思維、新科技、新實踐」。
奧克蘭市長班克斯對中國地產界的領軍人物王石情有獨鍾,在精彩的開場白後,他熱情地說:「奧克蘭歡迎您,王石!」時而,班克斯市長會語出驚人——「自由貿易不是免費的」,隨即又峰迴路轉——「成本,就是我們辛勤的工作和完全的誠意!」
聽王石講「萬科的故事」
「萬科的Logo, 王石的臉」,作為中國最大住宅開發企業的領軍人,王石的傳奇到底是萬科最高180億美元的市值,還是其本人登山、滑翔、跳傘、水上皮划艇等極限運動的歷 險,沒人能辨得分明。但當王石以一句「剛才班克斯市長忽悠我了」的玩笑話開始他的講演時,現場近兩百雙眼睛已齊刷刷地聚焦在他身上。

中國能源消耗佔全球的15%,而建築相關產業占中國國內總耗能的46.7%,作為中國最大的住宅發展商,王石笑著說:「不要等別人找上門啦,萬科主動找到了綠色和平組織,商討如何承擔企業的責任。」
住宅產業化,是萬科提高建築效率,關注生態,保護環境的主要對策:每平米木模板量節約87%;每平米產生垃圾量降低91%。王石坦言,萬科的目標是:讓建築讚美生命,城市讓生活更美好。
王石介紹說,不僅萬科堅持走住宅產業化之路,還希望帶動全行業積極跟進。為此,萬科有關住宅產業化的技術平台無保留開放,相關專利免費使用。
王石在講演中特別提到了希拉裡爵士,稱是其「尊敬與崇拜」的人;王石流露出對本國美好自然風光與和諧人文環境的喜愛,「我年底還要來新西蘭,攀登庫克山。」新西蘭旅遊局也十分希望借助王石的影響力,在中國推廣新西蘭旅遊。
他們來自「國際花園城市」
在參加本次論壇的中國嘉賓中,有兩個來自「國際花園城市」的代表團——江蘇武進和浙江長興。
武進區區長徐偉南介紹說,武進被譽為「花都水城」,先後獲得中國生態示範區、中國十佳節約型中小城市稱號,2007年更是一舉奪得了國際花園城市最高級 別組(E組)金獎。下一步,該區將以「聯合國人居獎」為目標,建設一個擁有藍天碧水、鳥語花香、綠樹成陰的生態新城區。
浙江長興縣2008年參加國際花園城市評選活動,獲得城市類金獎和環境可持續發展第一名。副縣長魯有平透露,長興的計劃是建成「森林城市」,為中國長三角提供源源不斷的綠色動力。
本地實力kiwi公司踴躍「論道」
記者在現場看到,本地一些實力kiwi公司踴躍參與論壇:McConnell房地產公司首席執行官Martin Udale,Framecad主席Mark Taylor,新西蘭建築學會主席Richard Harris,Urbanismplus董事總經理Kobus Mentz都在論壇上發表演講,交流了他們在環保、生態、可持續發展方面的經驗與做法。
McConnell房地產公司首席執行官Martin Udale說, 新西蘭87%的人生活在城市;至2025年,40%的人將居住在新西蘭,城市的可持續發展不僅源自領導力,還有賴有效的管理以及對環境的「尊敬」與和諧相處。
Framecad主席Mark Taylor自豪地說:「新西蘭向全世界出口創新產品,但作為新西蘭人,我們珍惜自然和環境。」他重點介紹了該公司的冷成型鋼技術,並指出:垃圾清埋 場,60%是建築廢料,而鋼製建築只產生不到1%的廢料;而且,鋼可以100%地回收。因此,使用優質的建築材料能夠提高建築效率,提升安全性,減少碳排 放成本,促進可持續發展。

China’s answer to Donald Trump says New Zealand has a global reputation for building environmentally friendly houses.
Wang Shi is an ex-People’s Liberation Army soldier who now leads China’s country’s biggest house builder, China Vanke.
He was in Auckland yesterday to find out more about eco-friendly residential construction.
“New Zealand has developed excellent ‘green’ houses,” he said.” People know Europe, particularly Norway and Sweden, for environmentally sustainable buildings. But that’s so remote for China. We can learn something from New Zealand which is so much closer.”

John Key: Review will encourage investment into NZ

The Prime Minister is keen to open the door to foreign investors.
In a speech to the Act Party conference today, John Key said a review of the Overseas Investment Act will be announced by Finance Minister Bill English next week.
The review aims to create an overseas investment screening regime that encourages investment into New Zealand while protecting sensitive land, assets and resources.

Confidence in China Growth Lifts Investment Sentiment

Confidence in China’s growth prospects has led to a sharp improvement in economic sentiment globally, according to the Merrill Lynch survey of fund managers for February.
Investors are at their most hopeful about the year ahead since the credit crunch took hold in July 2007, with only a net 6% of respondents expecting a worsening global economy in the 12 months compares with a net 24% in January. The majority recognizes, however, that the world economy is in recession.
Fears of a prolonged slowdown in China appear to be fading. The number of investors who predict lower growth in China over the coming 12 months has fallen sharply, to a net 21% in February from a net 70% in January.
Meanwhile, severe pessimism about the outlook for corporate earnings has started to ease. A net 43% of respondents expect to see deteriorating profits over the coming year, significantly lower than the 63% who held that view in December. A net 49% of the panel predicts inflation will fall over the coming 12 months, compared with 64% in January and 82% in December.
